Research Before Opinion

Since 2008, I have specialized in researching complex real estate transactions throughout Florida.

Our experience includes approximately 500 residential and commercial property investigations involving foreclosure investments, tax deeds, REO properties, title analysis, retail centers, office buildings, mixed-use developments and multifamily assets with transaction values approaching $50 million.

Throughout my career, I have learned that successful investments are rarely determined by finding the lowest price.

They are determined by understanding the property better than everyone else.

Foreclosure Investment Expertise

Foreclosures have been one of our primary areas of specialization for more than fifteen years.

Our experience includes researching pre-foreclosures, foreclosure auctions, REO properties and tax deeds, evaluating title issues, court records, liens, ownership history, market value, repair costs, carrying costs and investment returns.

Every foreclosure opportunity has a different story.

Our objective is to uncover that story before an investment decision is made.

Commercial Real Estate Analysis

Commercial investments require much more than a pro forma.

I perform independent underwriting supported by market research, demographic analysis, operating data and property-specific investigation to develop realistic estimates of NOI, Cap Rates, ROI, cash flow and investment risk.

Every financial conclusion is supported by documented research rather than assumptions.

HOA Problem Resolution

HOA conflicts are often driven by incomplete information, poor governance or a lack of transparency.

I assist property owners through financial reviews, governing document analysis, official records requests and independent research designed to help them understand the facts and evaluate practical solutions.

Beyond Real Estate

Our analytical work extends beyond real estate into financial markets, fixed income securities and quantitative investment analysis.

For more than fifteen years I have studied value investing, portfolio analysis, bond valuation, duration, yield analysis and macroeconomic research.

I also develop AI-assisted analytical systems capable of evaluating companies, financial statements, economic indicators and investment opportunities using large volumes of structured data.
